Buying in Florida, the short version
Homestead exemption
If the home is your primary residence, file for Florida's homestead exemption. It lowers taxable value and caps yearly assessment increases. The filing deadline is March 1.
CDD fees
Many newer communities carry a Community Development District fee, usually billed on the property tax bill. We flag it on every home you consider.
Insurance first
Get quotes early. Roof age, wind mitigation and flood zone can change the cost a lot, and your lender needs a policy before closing.
